Projects May Be Delayed As Real Estate Market Is Key Election Financier

Many real estate specialists gesture that projects would be delayed due to the current election as election funding and delayed approval procedures are impeding the construction activities.

A study about the link between the property market and elections reveals that most of the developers who are supporting contenders financially are delaying their projects due to the shortage in liquidity.

Every time during election most of the fund goes from the real estate sector as many developers especially the landowners of a project would be directly or indirectly linked to politicians

However, realty markets in major cities of the country are suffering downcast due to delay of residential projects, which is observed in Gurgaon where only one-third of residential supply was supplied while in Noida only one-fifth was supplied.

One of the leading property consultants says that most of the funds for election go from the real estate market; hence many developers reduce their new launches and concentrate more on selling their present inventory.

With the ongoing poll the number of specialized staff has decreased, which has created confusions in approvals and files are pending that has to be closed, says a property expert.

The home buyers embracing the wait and watch policy has resulted in the pile up of inventory and in cities like Delhi, Bangalore, and Mumbai inventory of 25 months old, 23, and 48 months have accumulated, respectively.

Most of the active residential markets such as Mumbai and NCR have observed a fall in sales volume by 50 per cent and 30 per cent correspondingly and it is also believed that the end-users and buyers sentiment would be restored in the third quarter of 2014.
